Finishing painted or stenciled floors usually meant coating them with varnish, which mellows the colors. Today, you can protect a painted floor with several coats of clear, long-wearing sealer like polyurethane in a satin finish. For more authenticity, use an antique floor finish, like the one offered by Minwax, as the final topcoat.
If your home has more than two storeys as is common where a loft has been converted, then you need to be sure that your open plan space will meet the Building Regulations with regards to fire and escape. This is usually an issue if the open plan area is your main means of escape. In these cases, you may need fire doors between the kitchen and first floor, as well as a fire protected escape route from the first floor.
Not all species and cuts of wood will adapt well to a radiant retrofit. Most vulnerable are soft woods like pine and hickory, especially if they are flat-sawn. If you are installing new flooring over radiant, opt for strip flooring rather than plank, and allow plenty of time for the wood to acclimate to the setting. Installing wood flooring with a high percentage of residual moisture over radiant heat can lead to early failure. For best results, look for a radiant product that puts out heat at a low, gentle setting, such as a low-voltage membrane.
